PINNACLE PEAK COMMUNITY UNDERWAY ON ONE OF THE LAST PRIME RESIDENTIAL SITES IN NORTH SCOTTSDALE
Pivotal Group and Goeffrey H. Edmunds Open 124-Acre Community

SCOTTSDALE , Ariz. (Sept. 26, 2006) - Pinnacle Peak Place, an exclusive gated community developed and designed by Phoenix-based Pivotal Group, Inc. and Scottsdale's Geoffrey H. Edmunds & Associates, Inc. is underway on one of the last prime residential sites in North Scottsdale. Pivotal Group and Edmunds previously partnered to develop Esplanade Place , the Valley's first luxury condominium community, and Cheney Estates, a gated community in Paradise Valley .

The new community, named for its proximity to the renowned Pinnacle Peak landmark, is located at Pima and Happy Valley roads in a pristine site surrounded by mountain views. It also is conveniently located near Pinnacle Peak Park , a 150-acre city park featuring picturesque hiking, horseback riding and rock climbing.

"We've been meticulous in our planning and have created one of the finest residential environments in the Valley," said Francis Najafi, chief executive officer of Pivotal Group. "Since Pinnacle Peak Place is located on the last large parcel remaining in North Scottsdale, we wanted to preserve the views of the McDowell Mountain Range and Pinnacle Peak for our future residents."

At Pinnacle Peak Place , Pivotal and Edmunds have created a private, gated community on 124 acres, with 80 luxury homes ranging in size from 4,000 to 6,000 square feet. Home sites range from $395,000 to $975,000; completed homes, including the cost of the lot, range from $1.5 to $3 million. Focusing on prestige, quality and attention to detail, six floor plans and three exterior architectural styles were created for homebuyers, including Arizona Contemporary, Hacienda Ranch and Italian Country.

"We were careful to price our homes well for our target market and for this level of quality, there is a tremendous demand," Najafi said

"This is a unique development that demands special designs," said Geoffrey Edmunds, president of Geoffrey H. Edmunds & Associates. "Our homes are designed to incorporate mountain views, yet have flexible interiors, while providing an extensive list of options to choose from, such as guest homes, bonus rooms and swimming pools. They also have standard features that would be considered upgrades in most other homes, such as Viking appliances, Canterra Stone fireplaces, Toto sinks and toilets, Kolbe & Kolbe doors and windows, and Ankara flooring and countertops."

The first homes will begin construction this fall and models will be completed next spring.
